Common types of foundations are:
- Concrete Block Walls – the most common type of foundation used.
- Poured Concrete Walls – very commonly used today.
- Stone Walls – Common in older homes
- Precast Foundation Walls – Not very common but gaining popularity.
Water and moisture enter your basement a number of ways.
- Hydrostatic Pressure – when the water pressure is greater on the outside of your foundation or concrete floor it pushes into the area with the least resistance, your basement. Water may enter thru the basement foundation walls, the joint between foundation wall and the concrete floor, and even thru the concrete floor in random areas.
- Water entering from the outside – Dirt that is improperly pitched towards the house, loose porous soil, clogged footing drains, expansion and contraction of the soil based on the actual soil moisture content.
- Improperly sealed exterior foundation walls – Although your foundation may have been sealed initially, some foundation coatings break down and let water in over time.
- Gutters that discharge close to the house – even clogged gutters may discharge large amounts of water next to the house during heavy and extended rainfalls.
